By accessing or using our website, submitting an inquiry, or otherwise engaging with our services, you agree to be bound by these Terms and by our Privacy Policy and Cookies Policy. If you do not agree, you may not use the website or services.

2. Our services

Marrakech Luxury Retreats curates a selection of luxury villas in and around Marrakech and provides related concierge services. We act as an intermediary and presentation platform: we showcase properties, respond to inquiries, and help arrange stays and bespoke experiences on behalf of villa owners and local partners.

3. Inquiries and bookings

The website is designed to generate inquiries, not instant confirmed bookings. Submitting a “Request a Stay”, contact, or concierge form does not create a binding reservation. All stays are subject to availability and to a separate written confirmation.

Specific pricing, payment terms, deposits, cancellation conditions, house rules, and guest capacity will be set out in the individual booking agreement provided to you before any reservation is confirmed. Information shown on the website — including availability, imagery, and indicative rates — is provided in good faith but may change and is not an offer capable of acceptance.

4. Property use

Villas are provided for private residential stays only. Unless expressly agreed in writing, commercial activities, parties or large events, and exceeding the stated maximum guest capacity are not permitted. Guests are expected to respect each property, its neighbours, and applicable local regulations.

5. Owner listing terms

If you submit a property through “List Your Villa”, you confirm that you are the owner or are duly authorised to offer the property, and that the information you provide is accurate and lawful. Submitting a property is a request for consideration only; it does not create any obligation on us to list, represent, or market it. Any representation arrangement will be governed by a separate written agreement between you and us.

6. Intellectual property and website use

All content on this website — including text, photography, graphics, logos, and design — is owned by or licensed to Marrakech Luxury Retreats and is protected by intellectual-property laws. You may view and use the site for your personal, non-commercial purposes only. You may not copy, reproduce, distribute, or create derivative works from our content without our prior written permission. You agree not to misuse the site, attempt to disrupt it, or use it for any unlawful purpose.

7. Disclaimers

The website and its content are provided “as is” and “as available”, without warranties of any kind, whether express or implied. While we take care to keep information accurate and current, we do not warrant that the site will be uninterrupted, error-free, or that any property description, availability, or third-party service will meet your expectations.

To the fullest extent permitted by law, Marrakech Luxury Retreats shall not be liable for any indirect, incidental, or consequential loss, or for any injury, damage, or loss arising during a stay or from the conduct of villa owners or local partners, except where such loss results directly from our own negligence or wilful misconduct. Nothing in these Terms excludes any liability that cannot lawfully be excluded.

Our website may contain links to third-party websites or reference services provided by independent partners (such as chefs, drivers, and experience providers). We do not control and are not responsible for the content, policies, or services of those third parties, and their inclusion does not imply our endorsement.

10. Governing law and dispute resolution

These Terms are governed by the laws of the State of Wyoming, United States, without regard to conflict-of-law principles, and — for services performed on the ground — by applicable Moroccan law. Any dispute arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the competent courts of the State of Wyoming, United States. Before commencing proceedings, we encourage you to contact us so we can try to resolve the matter amicably.

11. Changes to these Terms

We may update these Terms from time to time. The revised version will be posted on this page with an updated “Last updated” date, and your continued use of the website after changes take effect constitutes acceptance of the updated Terms.
